With 60,000 square feet of unused basement space, Local Culture was asked to develop a new, more profitable use for the space. Local Culture conceived of a large subterranean food hall inspired by those in Asia that reflects the streetscape and energy of downtown Brooklyn. The landmark food hall is home to over 40 local and regional vendors offering a range of international cuisines with regular programming and events.

DeKalb Market Hall’s extensive roster is thoughtfully curated with an emphasis on the ethnic diversity of New York City and the goal of supporting local eateries and promising culinary talent. With its pulsing energy, eclectic atmosphere, and underground vibe, DeKalb Market Hall has become a destination for foodies to wine, dine and discover local dishes inspired by countries from all over the globe.

Project Scope

Planning & Development 

  • Complete ideation of how to use 60,000 of basement

  • Managed initial costing and ongoing budgeting 

  • Oversaw their design and construction

  • Suggested complimentary uses of adjacent square footage including the choice of Trader Joe’s. 

  • Led all permitting and Inspections 

Construction Management 

  • Lead all construction efforts 

  • Worked with Architects and Engineers

  • Hired contractors and subcontractors and oversaw their efforts 

Curation and Leasing 

  • Sourcing of  market hall vendors 

  • Created agreements that protected management and had the ability to remove underperforming vendors 

  • Created deal terms with an emphasis on the pricing of rents to attract long-term vendors 

Management and Reporting 

  • Built operating management team 

  • Manage all ongoing facilities maintenance 

  • Manage all licensee legal issues
